Today we’re going to be talking about landlord services. It’s a bespoke service to clients who own property they rent out, and each service we provide is something we’re all trained and qualified to do. EICR
We’ll start with EICR. This is an electrical inspection report for testing all electrical installations and should be carried out at least between 3 to 5 years. What the report will check is electrical circuits or equipment, potential fire hazards and any potential electric shock risks, defective electrical equipment and lack of bonding or earthing. We’ll test both the wiring and any fixed electrics to check they’re safe to use. EICR tests can only be carried out by trained professionals who are accredited and are registered electricians. All electrics in your property will be checked against BS 7671 Requirements for Electrical Installations.
PAT Testing
PAT testing is also a service we carry out and it’s similar to the EICR. It tests both electrical equipment and appliances to ensure they’re safe to use. Testing is a good way of detecting faults so you know your tenants are safe. Again, a competent person is appropriate for the PAT testing which is carried out at reasonable intervals.
Fuse Board Testing
Fuse boards are an important part of your electrical installation. Unfortunately, there are still too many old fuse boards causing accidents because they are out of date. A fuse board replacement can be the difference between life and death, and by getting a new one, you can protect your tenants by giving them added protection.
RCD
An RCD protected fuse board can prevent electric shocks and fire so they’re a vast improvement on previous, older ones. RCDs can save lives and works by switching off electricity when there’s a fault. If you cut through a cable in an accident for instance, the RCD will cut off the electricity so you don’t get a shock from the exposed wires. We’re well qualified to be able to provide an excellent fuse board replacement, making sure they meet with the standards. We’ll also test your electrical installations and provide certification once completed, so you know everything is working as it should.
